It can expand on the older business models along I-10, such as Hadleys, Wheel Inn, Factory Outlet and Casinos and become something very special indeed. The village can give a whole new focus to this community. For over 100 years this valley crossroads has been without a center, and depended on Palm Springs and Desert Hot Springs for everything. It was just a gateway to these main attractions and facilities, and not a center itself. Now it can be a central destination, and be the location for 21st century "green" lifestyle experiences. The village can tie together the historical aspects by filling in the gaps in the existing facilities in a coordinated Western Town way. The best of the Old West, as epitomised by the Railroad & Deopt, the Welding, Trucking and BLM, can be expanded with many other new projects. By doing this, this place can become sonmething with character, purpose and avoid becoming just another freeway offramp commercial strip. By coordinating all these ideas into a new village plan, its chances for success are greatly increased. By going beyond the usual, the exisiting corporate plans and focus, whole new profit vistas begin to open. Wintec can easilty become a world leader in green village design. By proving the business viability of this, it will set an example far and wide, not just the I-10 corridor or resorts here. Now with the finest architecture and layout, the village can be a real exciting visual experience, attracting far more folks to take a break from driving earlier than the resort they originally planned on. This can become the main entrance to the valley and as word spreads, it can become a focal point for both the locals and tourists. This plan will showcase all the dozens of "green" concepts and create an excellent commercial visual experience that leads to greater pleasure of shopping, "green" lifestyle, return visits and profitable commercial dynamics. A balance will be needed to design all this within reasonable budgets, realistic schedules, consistant cash flow growth and sustainable rates of return. By careful focus on realistic and functional designs, but still having wonderful artistic esthetic qualities, a living growing community center can take hold.
